Use caution when using a web site which offers "free online" appraisals, valuations, or market analysis.  These sites typically use statistical information to arrive at a range of value.  This might be somewhat useful in a large metropolitan area where there are many recent sales and every house in the neighborhood is virtually identical.  However, in our marketing areas, there are simply too many variables to provide a meaningful indication of value!
